The site can accommodate any rig size and includes 30 or 50 amp power, water, sewer, and trash. Electric is metered separately.
There is no Wi-Fi, but the property has excellent cell service. Roads and the property are well maintained, with good winter access and snow management.
Scheduled laundry access is available, and pets are welcome.
We’re also happy to help guests get their rigs set up for winter conditions so they can have a comfortable stay throughout the colder months.
This is a quiet, private property and is best suited for someone looking for a peaceful longer-term base rather than a busy campground atmosphere.

The property is well maintained, roads are kept accessible through winter, and the area is generally peaceful with very little traffic or noise. Cell service is excellent, making it easy to stay connected even though there is no Wi-Fi.
Nearby conveniences include groceries, fuel, coffee, restaurants, and basic services in Florissant, Divide, and Woodland Park, with Colorado Springs within reasonable driving distance for larger shopping and services. Long-term renters should expect colder temperatures and snow during winter, but we are happy to help with winter setup and keeping rigs comfortable.
